This is the view from across the street. It looks OK,
until you start getting closer...
BEFORE:
The fascia needs to be scraped and painted. The roof is in
dire need of replacement and we are growing grass in the
gutters. The bid for the roof replacement is $4800.
BEFORE:
This is the front view of the back "mother-in-law"
unit. It needs to have a security door installed and the old wood frame windows need replacing.
The bid for all new windows is $4800.
BEFORE:
This is the street view of the back unit. This roof passed
inspection, but the old wood fence needs replacing. The
stucco will be pressure washed and only the trim will be
painted.
BEFORE:
This is the common area that is shared by both units. The
majority of the work here will be on replacing the patios and
leveling the concrete floor. I may just cover that grass
patch with cement too.
BEFORE:
The concrete floor is made up of 2x2 squares that were not set
on solid ground and are now lifting. This is a tripping
hazard. The bid is $2200 to remove these squares and
pour new concrete.
BEFORE:
This patio will need to be completely removed and redone
correctly by a licensed contractor.
BEFORE:
This is the utility room. The patio is skeletal and the
inside has
no roof at all. The door will also be replaced.
